Plan Sanction process in Bangalore:
The legal framework in BBMP, BDA, BMRDA states that any new construction (residential, commercial and institutional) have to conform to the BBMP bye-laws, Bangalore CDP, BDA guidelines, BMRDA guidelines, National Building Organisation etc. (based on your construction jurisdiction, size, use). The Planning Authorities can take legal action as well as demolish unauthorised buildings (without prior sanction) and illegal constructions (built with deviations in Sanction Plan).

The pre-application process includes:
Verifying whether your plot is DC converted or not/ whether your Khata documents are in order.
You will have to check if your plot is interceding with any buffer zones (NGT buffers, Defence (Unclassified) land buffer, HTL buffer, etc.). More than 50% of the properties in Bangalore are in violation of the buffer zones, as many house owners are not aware of the same.
