About the firm

Sai Krishna Urban Consultants Pvt Ltd is a DPIIT-recognised start-up in Bengaluru. PlanSURE, its regulations tool and service brand, helps owners, builders and architects through building approvals.

Most delays in a building project start before the first drawing, with a plot that was bought, or a design that was drawn, without checking what the rules actually allow.

We started PlanSURE to close that gap. Our work sits between the regulations and the construction site: we interpret the Revised Master Plan 2015 Zonal Regulations and the 2026 building bye-laws for your specific plot, prepare a compliant submission, follow it through scrutiny, and check the building as it goes up so the occupancy certificate is not a fight at the end.

Since BBMP was reorganised into the Greater Bengaluru Authority and its city corporations, the sanctioning route for a file depends on the corporation, the site area and the building height. Knowing which office, which officer and which documents apply is a large part of what we do, and it is why our clients get fewer queries back from the department.

The practice has handled more than 2000 approvals, from single residential plots to high-density apartment projects.

Site feasibility check

Before you buy a plot, sign a joint development agreement or brief your architect.

A written assessment of what can legally be built on your plot, worked out from the land use, plot size and road width under the regulations in force today.
